Flagship project

Project Surya — a 100 MW hyperscale platform for Greater Chennai.

A greenfield, AI-ready data-centre development built in ten 10 MW phases on 25 contiguous acres, designed to international Tier-IV standards.

Greater Chennai coastline
Overview

A purpose-built platform for hyperscale and AI workloads.

Project Surya is being taken to ready-to-build (RTB) and then delivered with an operating partner. It is positioned to anchor long-term capital investment, skilled employment, and digital-economy growth in Tamil Nadu, while reinforcing Chennai's position as a leading AI-infrastructure hub in India.

The platform is designed for high renewable utilisation and on-site battery energy storage, with a PUE 1.3 target calibrated to Chennai's climate.

Power and connectivity
Why Tamil Nadu

A rare combination of connectivity, power and policy.

  • Connectivity gateway

Chennai is a primary international subsea-cable landing point — including systems like NTT's MIST cable linking India, Malaysia, Singapore and Thailand — giving the State direct, low-latency global reach.

  • Power & renewables leadership

Tamil Nadu hosts roughly 34.7 GW of renewable capacity across wind, solar and hydro, supporting the green power that hyperscale tenants increasingly require.

  • Clear policy framework

Tamil Nadu Data Centre Policy provides stamp-duty concessions, land-cost subsidies and a five-year electricity-tax waiver for qualifying projects, administered through SIPCOT.

  • Demand base

300+ global capability centres, large BFSI and OTT players, and a growing AI/GPU workload base anchor sustained low-latency demand in the Chennai market.

Delivery model

Develop to RTB. Build-and-operate with a tier-one partner.

Greenfield development to ready-to-build, then phased delivery with an operating partner. Independent technical due diligence and an owner's engineer provide design oversight and lender assurance throughout.
