Plots B, C, D and E total approximately 95.6 acres and are positioned for a combined AI-focused IT load of 935 MW within Phase 2 of the established Johor Bahru data-centre cluster, directly adjacent to a new 500 kV Main Input Substation (PMU) under construction with a 2.5 GW allocation cap — one of the few remaining sites in Johor with credible, near-term large-scale power access following the tightening of state approvals.
Sponsor discussions are underway with a leading international server manufacturer and data-centre solutions provider as prospective anchor offtaker, contemplating a long-term pre-lease over approximately 30% of IT load on behalf of one of its end-client relationships. All plots are designed at 2,500 kg/m² for NVIDIA GB300 systems at 155 kW per rack, future-proofed for the Rubin, Rubin Ultra and Feynman generations.

A prospective anchor tenant — a leading international server manufacturer and data-centre solutions provider with an established Southeast Asian presence — would pre-sign a long-term lease over approximately 30% of IT load on behalf of one of its own end-client relationships, providing a partial, de-risked pre-lease to underpin the first phase of development ahead of a broader multi-tenant build-out across the remaining capacity.
The opportunity can be sequenced and capitalised in stages — land-to-RTB and RTB-to-powered-shell — allowing investors to size commitments to their risk appetite and to bring in follow-on capital as milestones (ESA, DCTF clearance, anchor lease execution) are met.
